Vacation Properties: Legislation is in the works to accompany new state rental laws

Riviera Maya, QR – Legislation is in the works to accompany new state regulations regarding vacation rental properties. The new regulations were published about two months ago and regulations will be issued within the next four months.

Manuel Lozano Álvarez, president of the Association of Vacation Rental Professionals and Administrators (APAR), says they are currently waiting for regulations that will determine how the new rules will be applied.

“The act came into force a month and a half, two months ago, so we are actually in the process of registering these properties now. From the moment the act is published, we have about 180 days to create regulations,” he explained.

Lozano Álvarez says Quintana Roo’s vacation rental regulations are necessary to consolidate the ever-expanding industry. He says that the laws created dictate what will happen and the regulations dictate how.

“On the one hand, the law tells us what will happen, and the regulations tell us how to do it. We are currently working on how to do this,” said the president of the Asociación de Profesionales y Administradores de Renta Vacacional (APAR).

The regulations will include mandatory property registration in the state of Returq (Registro Estatal de Turismo de Quintana Roo) for all tourism-related activities. He says it is likely that some holiday property owners will choose to withdraw their properties from the holiday rental market due to mandatory registration.

The reality, he says, is that registrations will serve as a filter through which some people will choose not to continue their lease. And although the regulations are still not entirely clear, they hope that they will be included in the tourism promotion process.

Lozano Álvarez also pointed out that the regulations are important because Quintana Roo is a state that relies on tourism and real estate.
