Lucknow: Touted as a tool that will solve the land acquisition problem to a large extent, land consolidation policy will be submitted to Cabinet soon.
Working on the 108 objections and suggestions received while proposing the draft policy, Housing Department two dozen economic activities were earmarked that could be carried out residential units.Being pushed out as an alternative to Land Acquisition Act By combining land, a group of people who transfer their land to a housing development authority would regain up to 25% of the built-up area back into their possession.

The colony would be developed only if at least 10 acres of land was earmarked for the development of a residential colony. Consent of 60% of landowners would be required, while the local administration and authorities would acquire the remaining 40% of the land through negotiations with the owners. “Zoning and layout regulations would be applicable in the proposed municipal scheme and those who do not wish to participate will have to abide by the regulations,” said a senior official from the Lucknow Development Authority.
Elaborating on this, the officer added that if a road or a sewage system is planned in the layout, reluctant landowners would have to provide as much land after negotiations. The main road connecting the colony (between 10 and 25 acres) would be 12 metres wide, while the municipalities planned for more than 25 acres would have 18 metres wide roads.
Under the smart city program, the colonies would be self-sufficient in waste and sewage treatment, and solar energy would be supplied to households. Those eligible to transfer more than 600 sq m of built-up land would be given permission to use part of their land for mixed-use development. At least 15% of the colony area would be reserved as green or open space.
After taking into account the suggestions and opinions of village heads and experts, the plots designated for mixed-use development could house general stores, a greengrocer’s, stationery, fruit juice shop, beauty salon, ready-made clothing store, sports equipment store, beauty salon, watch repair center, electrical store, hardware store and other types of stores.
