GujRERA attacks unregistered projects

Ahmedabad: Gujarat Real Estate Regulatory Authority (GujRERA) is set to launch a mission to acquire awareness about the meaning Registered with RERA projects. It has been observed that numerous projects operate without proper registration, which can put homebuyers at risk. By educating the public, GujRERA aims to enable citizens to identify and report unregistered projects, ensuring transparency and accountability in the real estate sector.
According to GujRERA sources, the office has information about a number of projects that come under municipalities and various urban development authorities but are not registered with RERA.
“We are taking action against such projects. However, we also want to make people aware of the anomalies so that they can get RERA protection,” said a senior official. One of the major concerns is the practice of pre-launches, where developers advertise projects with photos and contact details before registering them with RERA. This practice can lead to complications for homebuyers who invest their hard-earned money without the protection of RERA regulations.
The GujRERA scheme aims to ensure that people exercise caution and refrain from booking properties in unregistered projects. Moreover, the scheme will also inform authorities about such cases in advance, the official said.
He added that a fine of up to 10% of the project cost has been envisaged if the project is launched in the market without RERA registration.
“Under RERA, home buyers have significant rights and safeguards. If the developer delays possession of the property, home buyers are entitled to compensation. Also, if the quality of construction does not meet the promised standards, home buyers can lodge complaints against the developer through RERA’s grievance redressal mechanism. We will be running the campaign for about three years to ensure awareness among home buyers and greater compliance,” the official said.
