TVS Emerald acquires plots in Bengaluru and Chennai for residential projects

Property developer Emerald Haven Realty Ltd. (TVS Emerald) has announced two significant land acquisitions in Bengaluru and Chennai with a combined potential book value of ₹900 crore. The company has acquired a 4-acre plot in Thanisandra, north Bengaluru, with a potential salable area of ​​500,000 sq ft and a book value of ₹ 600 crore. Moreover, according to the statement, it has acquired a 4-acre plot in Padur, Chennai with a potential book value of ₹300 crore, further expanding its presence in both cities. Both locations are high-demand housing markets. Thanisandra is a fast-growing suburb, well connected to Kempegowda International Airport, NH44 and the Outer Ring Road, making it attractive to homebuyers. The acquisition in Padur strengthens the brand’s presence in Chennai, where TVS Emerald focuses on premium residential projects.

Sriram Iyer, director and CEO, TVS Emerald, noted that the Thanisandra project, the second project in north Bengaluru, is part of the rapid development of the region. He added that the investment in Padur highlights their commitment to cater to the evolving needs of urban homebuyers in Chennai.

The company’s Isle of Trees project in Rachenahalli, north Bengaluru, is currently in the pre-commissioning phase. The newly acquired Thanisandra project is expected to strengthen TVS Emerald’s presence in the competitive Bengaluru real estate market.
