Personalization and innovation are driving the luxury real estate market

For homeowners looking to sell their luxury homes in today’s market, the key is communicating the “experience.”

In its most recent report, the Institute for Luxury Home Marketing said home buyers this fall are motivated by location, customization and innovation. The expert agents at Allie Beth Allman & Associates develop a marketing plan that captures these market drivers, personalized for each home.

What is encouraging is the velocity of the market. The Institute for Luxury Home Marketing places Dallas-Fort Worth counties in the “seller’s market” column for single-family homes. In Fort Worth, it took an average of just 27 days to sell a home; in Dallas and Denton counties, 29 days; and in Collin County, 33 days.

The leader in luxury residential, Allie Beth Allman & Associates, is ready to help homeowners sell their properties and buyers find their next home. This could be one of the following areas.

The six-bedroom French transitional estate at 5414 Edlen Drive in Preston Hollow has a stone exterior inside an iron gate. Ask Eric Narosov and Alex Perry to take you through the 25-foot lobby and marvel at the floating staircase. This home is designed for sophisticated dinner parties that can begin and end in front of hand-carved marble fireplaces. Sample glasses from the 2,000-bottle wine cellar.

Situated on more than an acre in Preston Hollow, the Italianate-style estate at 4947 Brookview Drive features an open floor plan and a 90-foot limestone gallery that leads to the main floor master suite. Listed by Cindy Stager, this wonderful home will make you feel like royalty when you step out onto its auto parking lot. The outdoor lounge has a swimming pool and spa.

Not all areas of Dallas are north of downtown. Jim Walsh and Alexis Collard are offering the eight-bedroom estate located on one of the highest points in the area, at 2449 Mountain View Court in Cedar Hill. The house has three floating staircases and a wine cellar. The outdoor living space offers a swimming pool, two grottoes and waterfalls.

Incredible estates can also be found in Westlake, including the six-bedroom residence located at 1609 Meandering Way in the gated community of Quail Hollow. Susan Mathews and Keith Conlon are marketing this custom-designed estate, complete with designer lighting fixtures and marble accents. It also has a six-vehicle garage and a storm shelter.

Allie Beth Allman & Associates agents continue to sell more luxury homes — listed at $3 million and up — in Dallas County and Dallas-Fort Worth, according to statistics from the Multiple Listing Service. Connect with an expert agent at www.alliebeth.com/roster/agents.
